SCHEME CONDITIONS: A MUST KNOW

  1. The scheme covers all statutory towns as per the Census 2011, newly notified towns, and areas within the boundaries of Notified Planning Areas, Development Authorities, or any similar authorities established under State legislation responsible for urban planning and regulation. The updated list of statutory towns can be checked on NHB portal.

  2. The PMAY scheme benefits apply to families belonging to EWS/LIG/MIG category, living in urban areas, having no pucca house in their name anywhere in any part of India, are eligible to purchase or construct a house under PMAY-U 2.0. Preference under the Scheme will be given to Widows, single women, Persons with Disabilities, Senior Citizens, Transgenders, persons belonging to Scheduled Castes/ Scheduled Tribes, Minorities and other weaker and vulnerable sections of the society. Special focus will be given to Safai Karmi, Street Vendors identified under PMSVANidhi Scheme and different artisans under Pradhan Mantri-Vishwakarma Scheme, Anganwadi workers, building and other construction workers, residents of slums/chawls and other groups identified during operation of PMAY-U 2.0.

  3. All eligible beneficiaries, including family members, must have an Aadhaar or Aadhaar Virtual ID integrated with their details.

  4. Self-Undertaking by Beneficiary under ISS is required.

  5. Unified Web-Portal: Beneficiaries must register their demand through a unified web-portal.

  6. The subsidy is contingent upon the submission of an approved layout plan as per the guidelines of the respective States/UTs. However, if there is an exemption, the layout plan may not be required.

  7. Geo-tagging of houses to be done after release of 1st instalment, in case of purchase of completed house. In case of construction / under construction house, geo tagging is to be done before release of each instalment.

  8. Single Use of Subsidy: The interest subsidy can only be availed once for a property. If the property is sold, the new buyer cannot claim the subsidy on it.

  9. The subsidy can only be claimed through the first bank that issued the loan. Beneficiaries who transfer their home loans to another financial institution (PLI) after availing of the subsidy will not be eligible to claim the subsidy again. If the subsidy was not claimed from the original lender, it cannot be claimed after the balance transfer.

  10. Loan Purpose: Property purchase/re-purchase/construction only. Plot or vacant purchase cases are not allowed for PMAY subsidy.

  11. First Property: The beneficiary & his/her family must not own a pucca house anywhere in India; this should be their first property.

  12. No Previous Subsidy: The beneficiary should not have availed of any other subsidy benefits under the scheme. Or should not have taken house under any central/state/UT scheme in the last 20 years (undertaking required for the same)

  13. No benefit in any other vertical of PMAY U 2.0 as well.

  14. Urban Area Requirement: The property must be located in an urban area.

  15. Carpet Area: The maximum carpet area of the property should be 120 sq. meters.

  16. One-Time Benefit: Subsidy benefits are provided only once per property.

  17. The House should be in the name female head of the household or in the joint name of the male head of the household and his wife and only in cases when there is no adult female member in the family, the house can be in the name of male member of the household.

  18. The houses sanctioned under PMAY-U which got curtailed by Central Sanctioning and Monitoring Committee (CSMC) after 31.12.2023 due to any reason on the recommendation of States/UTs, shall not be sanctioned in PMAY-U 2.0 to those beneficiaries.

  19. The loan must remain active for at least 5 years. There shall be a mandatory lock-in period of five years from disbursal of first instalment of home loan under ISS verticals and the beneficiary shall not be allowed to sell/transfer the house during the lock-in period.

  20. More than 50% of the principal amount must be outstanding at the time of the disbursal of the yearly subsidy.

  21. The loan must be sanctioned and disbursed after 1st September 2024.

  22. Family consists of husband wife, unmarried son and unmarried daughter.
